Some homes sell the day they hit the market. Other homes need some time to find the right buyer. My client’s family home for the past 35 years was on and off the market for the past decade. On the upside, the giant 3200 sq. ft. home was a master gardener dream come true, on a private property surrounded by its very own park. On the downside there was a steep downhill driveway with a single carport a short distance from the house. Instead of marketing the home the same old way that had not worked so far, I took a different approach. For starters, I closed the door on an open house; agents needed to call in advance to see the property. I would brief the agents about the carport, and how it could be torn down to make room for 5 parking spots in the same footprint. By having the agent and clients visit in a single car, they would not arrive frustrated with the lack of nearby street parking. This brought the perfect buyer to the front, someone who wanted privacy and a garden with unlimited potential.
I dovetailed this transaction with the purchase of my client’s new home in Sea-Tac. We beat 13 competing offers on a 2-bed/1-bath with a big garden awaiting someone with green thumbs.
